An Act to provide for the ownership of an individual apartment in a building and to make such apartment heritable and transferable property.

WHEREAS, it is expedient to provide for the ownership of an individual apartment in a building and to make such apartment heritable and transferable property, and to provide for matters connected with the purposes aforesaid; It is hereby enacted in the Twenty-first Year of the Republic of India

i have a query if there is terrace flat where in agreement only flat area is registered and terrace which is part of flat (inside entrance) for that area builder has given letter regarding ownership of that area we paid the amount of that terrace area also then how can society members say that the area is unregistered and can be commonly used can anybody satisfy the query ?

my society is going for REDEVELOPMENT . i stay on the ground floor and having OTLA , please tell me whether OTLA is legal and ELIGIBLE for redevelopment benefits . our ADVOCATE says YES but i would like to have a second opinion

i have a query as our building is only 4 floors how we can form a association under Maharashtra law with 4 members only and how to get application down load.

In chs owner has to pay the extra Rs 100 manitenance for keeping tne tennent or not ? if yes why the extra amount has been charge?

I have 350 sq ft shop in one of the hsg society in pune. The maintenance charges of Rs250/pm for the year 2011-12 and 2012-13 were not paid by me. Now society is charging Rs2520 as interest @21%. Two year society charges are 3000+3000=Total 6000+ interest 2520=Rs8520. Is it fair to charge 21% interest (I think compounded) for those who have not made timely payment. What are the rules, how much interest soc can charge and how the rate of interest is calculated. Please let me know. Thanks
